Developers seek ‘fast track’ planning for 5,035 units for Dublin over a five-day period

DEVELOPERS HAVE SUBMITTED 12 separate ‘fast track’ planning applications over a five day period for 5,035 residential units for Dublin under the Strategic Housing Development (SHD) scheme.

The total of 5,035 adds up to more than 9,000 residential units that have been applied for under the SHD system for Dublin over a two-week period in April.

The surge in apps follows a scramble by developers to meet the April 19 deadline in relation to the SHD scheme.

The scheme is currently being phased out, but developers can still submit applications for their planned SHD schemes.

This is where any applicant has received an ‘Opinion’ from An Bord Pleanala on their preliminary plans after last December 17th or is still waiting for an Opinion and those developers have 16 weeks from the date of the Opinion to submit an application.

The recent increase concerned apps where developers had received an An Bord Pleanala Feedback on their preliminary plans on or before December 17.

The largest scheme for the capital in the most recent five-day period is a 927-unit apartment scheme by Dwyer Nolan Developments on the grounds of the former De La Salle School on Ballyfermot Rd, Ballyfermot.

The scheme comprises eight apartment blocks, one of which rises 13 stories high.

According to documentation submitted with the plan, the developers, in fulfillment of their Part V social housing obligations, are proposing to sell 93 units to Dublin City Council for €33.8 million, which equates to an average unit cost for the City Hall of 364,350 euros. .

An examination of the 12 applications shows that of the plans for 5,035 residential units, 93 percent of the total is for apartments.

The figures show that of the total of 5,035, 4,664 correspond to departments with plans for only 371 homes.

Over the next ten day period, Cairn Homes has submitted four separate SHD schemes totaling 1,898 residential units for the capital.

Cairn Homes plans call for 534 ‘built-to-let’ apartments for a site at Barrington Tower, Brennsantown Rd, Dublin 18; 503 apartments and 118 houses for a site on the Estuary West Lands in Holybanks, Swords, Co. Dublin.

Cairn Homes has also submitted plans for 358 apartments and eight houses for Chesterfield, Cross Avenue, Blackrock in South Dublin with the home builder’s accommodation plans for 377 apartments built to rent for a site on the former Blakes and Esmonde site. Motors, Lower Kilmacud Road, Stillorgan. Road (N11) and The Hill, Stillorgan, County Dublin.

Other large-scale SHD schemes include a scheme by J Murphy (Developments) Ltd for 645 apartments in Lands at Fosterstown North, Dublin Road, Swords, Co. Dublin.
